Sunrise Key is a private island of a few dozen lots between the ICW and the barrier, with 8.5 ft of controlling depth and a 100 ft canal — 60 ft narrower than Harbor Beach, and a 150 ft turning basin instead of 240. Recommended LOA is 120 ft, not 180. The air gate is still the 17th Street Causeway at 55 ft closed; there is no low residential span on the way in. Inventory stays off the open portals because owners keep the docks. Treat it as a quieter, tighter neighbor of Harbor Beach, not as Las Olas geometry.
