Buying the house for the dock: ICW backyard constraints, wake, and which bulkheads are actually permitted for a yacht.

An ICW backyard dock is the product everyone thinks they bought. The survey will show a seawall; it will not show the permitted length, the neighbor’s view easement, or the wake from the Saturday beer-can race. We treat the dock as a separate asset: controlling depth at the piling line, not at the channel markers; a turning circle that exists at low water; and a city file that actually lists a boatlift or a yacht, not a skiff. Houses on the ICW from Sunrise Key north can be excellent — if the vessel’s draft and air draft survive the overlay. If they do not, the correct move is to keep the house search and change the boat, or the other way around.
