Isle of Venice HOA: 12 ft span and a 10 ft north finger

Isle of Venice waterfront HOA — ~12 ft at Las Olas, ~10 ft on the north finger, ~9 ft south. Not Hendricks, not Fiesta Way.

North finger

~10 ft

Boulevard span

~12 ft

South finger

~9 ft

Isle of Venice listings flatten into “the Isles.” The board is a close-lot residential file. Twelve feet at the boulevard. About ten feet north of the street, nine south. A tuna tower is not a Venice north-finger lifestyle. An outer ICW wall is a different product that happens to share a neighborhood name.

Typical HOA: generator hours, dinghy storage, lift aesthetics — same family of friction as Hendricks, different hydrography. Typical water: 12 ft span, 9–10 ft fingers, ~75–80 ft width. Related: Venice bridge page, Hendricks (6.5 ft south shoal is next island, not this one). Advisory, not legal advice.

Typical planning figures and neighborhood patterns only. Not legal, tax, insurance, or survey advice. Confirm with counsel, the city, the carrier, and a surveyor before you act.

Is Isle of Venice the same HOA as Las Olas Isles?

Related cluster, separate island, separate span. Ask which entrance the lot actually uses.
