Las Olas Isles HOA and canal constraints

Las Olas Isles waterfront HOA posture: beam, lifts, generator hours, and the nine-foot Fiesta Way span that bylaws cannot raise.

Fairway depth

9.5 ft typical

Fiesta Way

~9 ft fixed

Recommended max LOA

140 ft on outer walls

Las Olas Isles is a cluster of finger islands with HOAs that range from silent to specific. The canal does not care which. Nine and a half feet in the fairway and a nine-foot fixed span on Fiesta Way will veto a convertible no matter how friendly the board was at closing.

Typical HOA friction: liveaboard caps, generator hours, lift aesthetics, and crew parking. Typical water friction: Las Olas ICW at ~31 ft, Fiesta Way at ~9 ft, Hendricks south shoal at ~6.5 ft. Beam on the inner cuts is a single-file problem. We overlay HOA and hydrography together because buyers treat them as substitutes. They are not. Advisory; not legal advice. Will the HOA let me keep a tuna tower standing?

Some lots will. The Fiesta Way span will not. Ask which entrance you actually use.
